ALL-IN-ONE rent means that all apartment related costs (e.g. rent, electricity, internet costs, heating, water costs, and other ancillary costs) are already included in the rent. The only exceptions are the car parking spaces which must be rented separately and the use of the common laundry room. The fee for each wash and drying is to be paid separately by you, otherwise no further costs result.

The deposit is 3 months’ rent. The monthly “cold rent” depends upon the size of the apartment and is about 120 € less than the inclusive rent of an apartment. It is possible to pay the deposit in 3 installments spread over 3 months.

The minimum rental period is 6 months. The notice period is 3 months. This corresponds to the legal notice period as is regulated in Germany.

Yes, all apartments are fully furnished. The furnishing includes:

A bed including a mattress and couch cushions (which can also be used as a couch). A table/cupboard combination with chairs, a kitchen including a refrigerator with a freezer compartment, an induction cooker and a microwave with an oven/grill function, a rolling file cabinet with a seating function,  a wardrobe with a mirror, and shelves. You are also welcome to bring your own small pieces of furniture. However, we cannot remove any existing furniture from the room. You should therefore carefully check in advance whether there is enough space in the apartment for your furniture.

After having visited one of our apartments and gained interested in it, you will receive a tenant self-assessment form and a data protection declaration by e-mail. Both these documents must be signed and returned to us. The rental agreement will then be drawn up on the basis of these documents. In addition, the pay slips from your work for the last 3 months must be submitted to us. If these are not available (e.g. at the start of a new job or for students), a brief presentation of a valid employment contract or a legal security guarantee replaces the presentation of the pay slips. However, we will clarify this with each tenant in a personal conversation.
